Introduction and financial situation

If you are interested, we would like to meet you at our office in Eindhoven. We will get acquainted and inform you about the different aspects that need to be taken into account. We also look at your financial situation. For example, in Spain they only finance up to 60-70% and they have different taxes.

Viewing in Ibiza

When your financial situation looks good, we will go and visit you on Ibiza. Our team on Ibiza will enthusiastically show you the villa and its surroundings. We tell you all the advantages, but also show you the disadvantages. This way you will have a clear and honest view on the residence.

Provisional purchase contract and down payment

Are you as enthusiastic about the house as we are? Then we will make a provisional sales contract (also called Arras contract) and a down payment must be made. This deposit is fixed at the notary and gives you extra security. So you avoid the risk that we as a developer do not keep the agreements. For Villa Cas Mut, there is only a 10% deposit instead of the average 20%. Also, we are already in an advanced stage of building the villa, so in this particular case you do not pay construction and land interest (normally about 5%).

Notary

The purchase and transfer of the property takes place at the notary’s office and is recorded in a notarial deed. The notary will check whether there are any attachments on the property and whether the seller is actually the owner. The legal checks will have to be done by your lawyer. Your lawyer will also accompany you to the Spanish bank if necessary. We will introduce you to a number of lawyers from our network with whom we work on a daily basis. Of course, you are free to choose your own lawyer.
